However, the key is that these expenses need to be allocated between the personal part of your home (where you live) and the rented parts.
For example, if you spend $1,000 on a repair that benefits the entire property, and you rent out 2/3 of the property, you could deduct $667 (2/3 of the expense) as a rental expense.
Remember, though, that improvements (like adding a new room or upgrading the kitchen) are treated differently. These costs are usually capitalized and depreciated over time, rather than deducted all at once.
Also, keep in mind that if you rent out a part of your home for less than 15 days during the year, different rules apply. In that case, you generally can't deduct rental expenses, and you don't have to report the rental income.
